"We are Nigeria's Premier Affordable Housing Advocacy Group"
Our advocacy program stands strong in championing favourable policies (pro-business and pro-investment-oriented policies) for the advancement of real estate and construction industry.
Nigeria’s Housing Crisis:
Nigeria’s Housing Deficit has become a National Emergency, faced with massive housing deficit of 28 million units, with skyrocketing rents, fraudulent real estate practices, and exorbitant construction costs pushing homeownership out of reach for millions. The time for change is NOW.
Our Affordable Housing Advocacy Initiative is leading the charge to reform Nigeria’s housing sector, ensuring equitable, accessible, sustainable, and affordable homes for all.
Why We Must Act Now
28 million homes needed to bridge the gap.
700,000 new homes must be built annually to meet demand.
70% of urban Nigerians live in substandard housing.
Exploding Rent & Tenant Exploitation
Some landlords demand 2 years’ rent upfront—an illegal but widespread practice.
No rent control laws—tenants face arbitrary annual rent hikes.
Fraudulent real estate agents exploit buyers with fake land titles and scams.
3. High Cost of Construction
Cement prices surged to ₦10,500 per bag (from ₦5,000 in 2023).
Inflation and import dependency drive up costs of steel, roofing, and fittings.
Diesel and logistics costs make building unaffordable for developers.
High cost of labour
4. Land Use Reforms & Bureaucratic Bottlenecks
Land Use Act delays - lengthy approvals, multiple fees, and corruption.
Only 2 out of 445 mass housing projects met requirements since year 2000.
FCT Minister’s new reforms: Develop land in 2 years or lose it!.
5. Weak Legislation & Unenforced Policies
No enforceable tenant rights - evictions remain unchecked.
Public-Private Partnerships (PPPs) underperforming—only 9,970 units delivered in Lagos in 6 years.
Mortgage access is a myth only 10% of Nigerians qualify.
Our Advocacy Goals – What We Fight For
Land & Regulatory Reforms
Fast-track land approvals & reduce bureaucratic bottlenecks.
Enforce the 2-year development rule—revoke unused land allocations.
Streamline PPP frameworks to boost affordable housing delivery.
Tenant & Buyer Protection
Cap rent increases & ban illegal upfront payments.
Crack down on fraudulent agents—mandate licensing & transparency.
Strengthen mortgage access—expand FMBN & micro-financing options.
Construction Cost Reduction
Government intervention in cement pricing—subsidies & local production.
Promote alternative building tech—modular homes, 3D printing, low-cost materials.
Tax incentives for affordable housing developers.
Policy & Legislative Overhaul
Make housing a constitutional right - enforceable in court.
Reform the Land Use Act - reduce government monopoly on land.
